01 / HOW IT WORKS

Your model.
Less busywork.

  1. 01

    Extract.

Pull key data from supported rent rolls, T12s, and offering memoranda (OMs).

  2. 02

    Review.

Standardize fields. Surface useful signals. Resolve exceptions against the source.

  3. 03

    Export.

Send reviewed inputs to supported Excel templates, with OM property details populating your Summary section.

02 / WHAT IT SURFACES

Find the lines
worth a second look.

A few highlights from a broader set of insights and checks.

01 / TENANCY

Average tenancy.

See average elapsed tenancy across occupied units with available move-in dates, plus the mix by tenure band.

02 / LEASE EXPIRATIONS

Next 90 days.

Know your post-acquisition exposure: see upcoming lease expirations alongside average tenancy.

03 / T12 EXPENSES

High. Low. Review.

Compare annual T12 categories per unit with typical multifamily ranges, then flag high or low results for review.

04 / RENT ROLL

Quiet inconsistencies.

Bring duplicate units, missing fields, unusual rents, and status/date mismatches forward for a source check.

03 / TRY IT

Clean inputs.
Errors flagged.

Model Input will highlight and flag potential issues for review

Fictional rent-roll and T12 examples—not a live parser. All data is invented; the T12 assumes 100 units. Downloads contain organized CSV data; application Excel exports require supported templates.

04 / GOOD TO KNOW

The details.

Does this replace my model?

No. We prepare the inputs. You keep your model, assumptions, and decisions.

Which documents work?

Rent rolls, T12s, and offering memoranda (OMs) in supported spreadsheet and native-PDF layouts. OM extraction pulls key property information into your supported model’s Summary section. Unfamiliar layouts need additional processing and review; scans aren’t universally supported.

Does this send my data through AI?

This website does not accept or transmit documents. In the separate hosted app, supported pre-mapped layouts can use rule-based Python parsers. Unfamiliar layouts may require OpenAI API processing, but only after your explicit session authorization; optional OpenAI support diagnostics require a second authorization.

Hosted customer documents and generated exports use temporary storage. A fixed deadline no later than one hour after the first upload applies to later processing and downloads without restarting; parsed support artifacts are not deliberately written to durable stores. Use Delete this session’s data now for immediate session cleanup. Deletion is best effort rather than a promise of forensic erasure, and provider copies follow the applicable provider agreement and settings. Read the privacy and data policy.
